For the owners of this executive family home, renting out their property for the first time came with understandable concerns. They wanted to know such a significant asset would be properly prepared, protected and professionally managed.
We began with a comprehensive Renting Plan meeting at the property, identifying everything required before the tenancy commenced. Rather than simply providing a checklist, we coordinated much of the preparation on the owners’ behalf, including professional gardening, cleaning, pool compliance and maintenance.
During this process, we also identified several windows that were not locking correctly and worked with the owners to have them rectified before the tenants moved in.
Making a high-tech home tenant-ready
With a number of advanced smart-home systems throughout the property, we encouraged the owners to prepare detailed operating instructions for the incoming tenants.
This gave the tenants confidence to use the home’s features correctly from day one, while also helping to reduce confusion and unnecessary maintenance requests.
Documenting every detail
We also completed one of the most comprehensive ingoing condition reports our agency has produced, including 360-degree imagery throughout the home, extensive written commentary and more than 2,500 high-resolution photographs.
This level of documentation created a clear record of the property’s condition from the outset, providing important protection for both the owner and tenants and helping reduce the potential for disputes later.
