Let’s move to Davidson

Tucked into Garigal National Park, Davidson is the place to live if you want access to bushland, privacy and amazing views. A wonderful place to raise a family, there are some excellent schools within reach and parks and playing fields to keep the kids active.

Named for Sir Walter Davidson, who was the governor of New South Wales from 1918 to 1923, there is now a park named after him in the area. The area was first established as a mining quarry, with the first homes being built there in the 1970s. 

Although a little off the beaten path compared to other Forest suburbs, this is part of its appeal, and those that move here tend to stay. Right now, younger families are discovering its charms and some of its original homeowners are downsizing, meaning it’s a great time to sell if that is your plan. 

Here are some key things to know about real estate in Davidson.

Location

Close enough to Sydney for easy access to the city’s amenities, yet far enough away to enjoy a quieter, suburban lifestyle, Davidson is a hidden gem of around 950 mostly detached homes. Located 20 kilometres north of Sydney’s CBD, the drive into the city can be done in as little as 35 minutes via the A38 and M1. Or you can jump on the 274 bus, which takes an hour, and catch up on emails instead. The M1 is also handy for heading north for holidays and short breaks up the coast. Chatswood is easily accessible via public transport or car.

The real drawcard, though, is its proximity to Garigal National Park, which almost completely encloses it, meaning most houses have incredible views and easy access to Middle Harbour Creek and the many bush-walking and mountain-biking trails year-round through a lush landscape of bloodwood and scribbly gum trees.

Schools and other amenities

Local schools include the well-regarded Mimosa and Kambora Public Schools and Davidson High School. Other schooling options in the area include St Martin’s Primary School, John Colet School, the Kamaroi Rudolf Steiner School, and the Covenant Christian School.

For shopping, you have Yindela Street Shops, a local shopping area where you can find pizza, a doctor’s surgery, a physiotherapist, a cafe and some apartments.

Close by is Glenrose Village with supermarkets, restaurants and everything else you might need. Along with shops there is also the beautiful architect-designed Glen Street Library, Glen Street Theatre, and you’re close to the Northern Beaches hospital.

There are plenty of sports clubs, an off-leash dog park at Frenchs Forest Showground and gorgeous beaches within easy drive for weekends, including Dee Why. It’s also got a great community spirit, and is known for its beautiful Christmas light displays. Safe and friendly, this is a wonderful suburb to raise a family.

What about real estate?

Davidson is a small suburb of stunning homes, many of which have been in the same family for years. Set in generous gardens with pools, alfresco areas and sweeping views, you will find some stylish 1970s homes, unrenovated 1980s gems, beautifully modernised properties and a handful of apartments.

With more of us now working from home, the suburb’s distance from the CBD is no longer an issue, and many young families are looking for their dream home here. The median price for a house in Davidson is currently $2,250,000, with annual capital growth of -0.4%. Homes are tightly held here – there were just 35 for sale in the last year, and they were snapped up reasonably quickly, spending an average of just 32 days on the market.
